Is there any obligation when I submit my information?
You are the one that decides on whether or not you’d like to sell your house to us. There is zero obligation for you. You decide what’s right for you.
Can I expect a market value offer for my home?
We take a tour of your house and estimate the kind of repair expenses that will be needed. Then, we put together a complete report of the current state of the house, the kind of potential it has, the things that require updating, the highlights of the place, the downsides and then based on our calculations we give a fair offer based on the market and condition of the house. It will not be the "After Repair Value" (ARV) because we will be buying the property "as is" but you'll save thousands of dollars and a ton of headaches by NOT fixing anything on the property.
What happens if I accept your offer?
If you accept our cash offer the next step is to sign the contract and we deliver it to a reputable title company to start the process. Once the closing takes place, you are handed the proceeds from the sale and we get to start the property rehab process.
Are there any commission fees that I have to pay you?
No. This is what separates us from the traditional method of selling your house. There are no fees or commissions when we buy houses. We’ll make you an offer, and if you are happy with it, the sale is made. No hassle. No fees. No commissions.
Do I need to empty my house before I leave?
Take what you want and leave the remaining items for us to take care of. We usually try to donate "left behind" items to local charities so they can be repurposed to those in need. No need to worry - any remaining items will be disposed of properly. As a matter of fact, if needed, we will take any sensitive documentation (bank statements, checks, etc.) to be securely shredded.
